Step 2. Contact a Hard Money Lender

If you have a preferred hard money lender, please contact them to ensure funds will be available for your purchase. If you have never worked with a hard money lender, we can assist with this process. Step 3. Due Diligence

Like many wholesalers, all properties are sold in "as-is" condition. We will arrange for interior inspections on all of our properties. This will help you better assess how much work, if any, will need to be put into the property. Before an inspection occurs, we ask that you do the following:
   A. Analyze market comparables
   B. Drive by the property and the surrounding area

Interior inspections can be scheduled once the above due diligence is completed. Most of the properties will need some updating, paint and carpet. Interior inspections are only to verify the property is in the condition advertised. After this inspection, a $2,500 non-refundable earnest deposit will need to be sent to the title company and a contract will be drafted up and sent to you for signature.

Step 4. Close the Deal and Begin Making Money

All of our properties are subject to a clear title report, which means you will have title insurance to cover any liens that may surface on the property. All closing costs are paid for by the buyer. The title company will call and set up a time with you to sign all closing documents, including lender documents. After signing, the lender will fund and the transaction will close. If keys are accessible to the property, they will transfer at close of escrow. Now it's time for you to start making money, whether it's a flip or a rental property.
